Loading ...The one-room flat has become the most expensive property traded on the Romanian market, daily Adevarul reports on January 18. The price per square metre in a two-room flat can be by 900 euros cheaper than one square metre in a one-room flat.
In Bucharest, in Tineretului district for instance, according to figures of real estate agencies, owners who sell a one-room flat request 2.600 euros per one square metre, whereas the price per square metre in a two-room flat is of 2,250 euros.
The high price of square metre in a one-room flat is the direct result of the fact that this is the most sought-after product in old buildings, deems Valentin Cristea, manager of real estate agency Crivalex. Besides, despite the price per square metre being the highest, one-room flats remain the cheapest housing solution. They are very sought-after by young people and in the case of a possible sale, one-room flats have the best market, said Cristea.
A similar phenomenon can be noticed in the segment of rents. Owners of one-room flats request the biggest prices per square metres. At the opposite side, four-room flats from old buildings have the lowest price per one square metre. They are, however, the least sought-after by customers of real estate agencies.
Another important criterion in the establishment of the price is the building’s year of construction.
Therefore, the difference of price per square metre can reach even 300 euros between an old dwelling and a new one, said Crivalex manager said.
