The volume of transactions made on the logistics market in 2008 exceeded 220,000 square metres and DTZ Echinox has a share of 30% with a total of 65,000 square metres of storage spaces and 4,500 sq.m. offices spaces rent in various logistics parks in Bucharest and other Romanian cities, reads a release of the real estate company DTZ Echinox.
Out of the 220,00 square metres, about 45,000 square metres were hired outside Bucharest, in Timisoara, Arad (western Romania), Ploiesti and Pitesti (southern Romania). These spaces are included in A class projects, have hydraulic platforms, sprinkler systems, parking platforms, fast access to European roads.
The biggest developers on the logistics market are Cefin Real Estate Romania, Prologis and Portland, which have 500,000 square metres, namely about 70% of the total modern stock in Bucharest.
In 2008, as many as 250,000 square metres were supplied in Bucharest and 80,000 square metres in Romania. In Bucharest, the occupancy rate is high, of about 95%. In the country, transactions are concluded heavier because customers need time to draw up regional strategies and the costs for the opening of a new office with the employed staff are high. At the same time, the main issue raised by most customers in drawing up the strategies nationwide is represented by the lack of infrastructure, therefore the boom in the development of Romania’s key cities is postponed.
For 2009, the new storage announced for Bucharest exceeds 100,000 sq.m. developers becoming more cautious in the context of the current economy.
Brokers of DTZ Echinox deem it is possible the demand be more dynamic in the second half of next year and in this way an action engine will be established for developers to continue projects in 2010.
